The classic open-plan office burns out engineering teams within 18 months. The fix is open plan plus designed-in focus zones: phone-call booths along corridors, soundproofed war rooms with STC-rated partitions, library-style quiet zones near windows, and recovery zones for night-shift teams. Density at 80-100 sqft per person, not the 50 sqft that wrecks productivity.
Biophilic design is not just plants. Daylight access, view to greenery, natural materials (FSC-certified wood, stone, jute, cotton), water features in lobbies, vertical-garden walls in breakout zones. Reduces cortisol, increases retention, photographs well for brand reels.
Hot-desks for 70-80% utilisation, named seats only for the 20-30% of roles that need them, lockers for personal stowage, hot-desk booking app integration. Less floor area required, more meeting rooms per sqft, lower facility cost without reducing team capacity.
Remote-first and hybrid teams take more video calls per day than they did in 2019. Phone-call booth count sized for actual call volume — typically 1 booth per 12-15 desks. Acoustic isolation, ventilation, booking signage included from concept.
For early-stage offices: the 5% of the floor that the Series-B partner photographs is what matters. Reception, founder cabin, investor meeting room, demo zone at flagship spec. The other 95% can be lean. Money goes where it shows.
Trading-floor acoustic isolation, dealing-desk power and data infrastructure, dealing-room visual privacy, compliance-monitoring rooms. Tier-2 or Tier-3 power redundancy depending on brief. RBI and IFSCA-aware where applicable.
Restaurants live or die on kitchen flow. Designed first, FSSAI-compliant from concept, chef-approved before front-of-house design starts. Hood sizing, grease trap, drainage, dishwash zoning all locked. Front-of-house design then follows the kitchen, not the other way round.
NABH-compliant facilities separate patient flow, staff flow, biomedical waste flow, and supply flow. Infection-control corridors, isolation zones, OPD waiting, IPD wards. Designed in from the first sketch, not retrofitted at audit.
PPE-entry buffer zones, segregated entry for shop-floor staff, boot-wash areas, clean-side dirty-side separation. The admin block sits next to production; design has to absorb dust, vibration, and fume reality from concept.
For small offices: reception doubles as brand wall, meeting room hosts client visits and team standups, pantry doubles as collaboration space. Single-purpose zoning does not survive 2,000 sqft floor plates.
